Asbestos floor tiles were a widely used domestic and commercial flooring material in the UK from the 1940s through to the 1980s. Found in kitchens, hallways, bathrooms, offices and schools, they present a particular challenge for renovation projects because both the tile and the bitumen ("black mastic") adhesive used to fix them commonly contain asbestos.
How to Identify Asbestos Floor Tiles
Asbestos floor tiles (vinyl asbestos tiles or thermoplastic tiles) are typically 9-inch (228mm) or 12-inch (305mm) square, approximately 3mm thick, in solid colours (cream, brown, grey, terracotta) or simple patterns, brittle when lifted, and laid on concrete sub-floors. However, visual identification is not reliable — the only confirmation is laboratory analysis. Samples are sent to a UKAS-accredited laboratory for polarised light microscopy.
Are Asbestos Floor Tiles Dangerous?
Intact, undisturbed tiles in good condition present a low risk. The risk increases significantly when tiles are drilled, cut or sanded (power tools create asbestos-containing dust), lifted using hammers or chisels, stripped mechanically (floor stripping machines must never be used on asbestos tiles), or when they are in poor, crumbling condition. The bitumen adhesive beneath also commonly contains asbestos — it must be treated with the same care as the tiles themselves.

- Single room (10–20m²) — approx. £300–£700 including disposal

Legal Requirements
NNLW for floor tile removal requires notification to the enforcing authority, RPE (FFP3 minimum) and disposable PPE, wetting tiles before lifting to suppress fibres, double-wrapping and labelling all waste, a consignment note, and disposal at an EA-licensed facility.
