Asbestos Roofing Materials — Know What You Have

Asbestos was widely used in corrugated roofing sheets, soffit boards, flat cladding panels, guttering and downpipes from the 1950s through to the late 1990s. The material was favoured for its strength, durability and fire-resistant properties — and it is still present in millions of UK buildings today.

Most asbestos roofing products are made from asbestos cement — a relatively lower-risk bonded material. However, some flat-profile sheets and soffit boards may instead be Asbestos Insulating Board (AIB), which contains a much higher concentration of asbestos fibres and is classified as a high-risk, licensable material.

You cannot tell the difference visually. Sampling and analysis by a competent surveyor is essential before any removal work begins — and if AIB is identified, removal must be carried out by an HSE-licensed contractor such as AIB Solutions.

Survey & Material Identification

We start with a site assessment to identify the type and extent of asbestos roofing materials. Where the material type is uncertain, samples are sent to a trusted UKAS-accredited laboratory for analysis to confirm whether it is asbestos cement or AIB before any work is planned.

Risk Assessment & Access Planning

We assess working-at-height requirements, fragile roof structures, access needs and site safety. A full method statement, risk assessment and work at height plan are produced before mobilisation. HSE notification is submitted where required.

Safe Removal — Wetting & Careful Handling

Sheets are wetted to suppress fibre release. Fixings are removed carefully and sheets are lowered whole to avoid breakage. Operatives wear appropriate RPE throughout. Fragile roof procedures are applied where required.

On-Site Packaging & Labelling

All asbestos waste is wrapped in polythene or double-bagged in heavy-duty asbestos waste bags, clearly labelled, and loaded into a sealed vehicle or skip before leaving site.

Waste is transported by our registered EA hazardous waste carrier to an EA-permitted disposal facility. You receive full waste consignment notes and a completion report — essential for property sale, planning or insurance purposes.

Corrugated garage roofs installed before the late 1990s are very likely to be asbestos cement. Visual identification is not always reliable — if you're unsure, we can take a sample and arrange laboratory analysis through our trusted UKAS-accredited laboratory before any removal work begins.

Technically asbestos cement removal is not licensable work, but it must be carried out by a competent person following correct HSE procedures — including appropriate RPE, correct waste packaging and licensed disposal through a registered EA hazardous waste carrier. We strongly recommend using a professional contractor to avoid regulatory risk and health exposure.

Asbestos cement soffit boards are a lower-risk bonded material — fibres are bound into the cement matrix. AIB (Asbestos Insulating Board) contains a much higher concentration of loose asbestos fibres and is classified as a high-risk licensable material.
