Corrugated asbestos cement roofing was fitted to hundreds of thousands of UK buildings between the 1950s and 1980s — lean-tos, workshops, farm buildings, factory units, warehouses and outbuildings of every description. It was cheap, fireproof and lasted decades. Many of those decades are now up.

Identifying an Asbestos Roof
Most asbestos roofs are corrugated "big six" profile cement sheets in grey, usually weathered to a mottled finish with moss and lichen. Look for the slightly dimpled surface texture, moulded ridge cappings, and sheet fixings through the crown of the corrugation. Flat asbestos cement sheeting turns up on vertical cladding and canopies from the same era.
The roof rarely travels alone: roofing felt, rainwater goods, downpipes, soffit boards and even some roof tiles from the same period can also contain asbestos, so a proper assessment covers the whole roofline, not just the sheets. What Moves the Price
Access and height. Working at height brings scaffold, netting or MEWP requirements — on commercial jobs this is often the single biggest line after the removal itself.
Sheet condition. Sound sheets unbolt and lower quickly; brittle, weathered sheets crack during handling, take longer to remove whole, and generate more ground debris to clear.

Removal or Encapsulation?
Asbestos cement roofs in sound condition can sometimes be encapsulated with a specialist coating system or over-sheeted rather than removed. Done properly, this can add 10–20 years of service and defer the full removal-and-replacement cost — often at a third to a half of the price.
But it's a management decision, not a permanent fix, and it's the wrong call where sheets are cracked, brittle, leaking or approaching structural failure — coating a failing roof is money thrown after bad. How Safe Removal Works
Asbestos cement roof removal is generally non-licensed work under the Control of Asbestos Regulations 2012, but it is far from casual:
- Sheets are damped down and fixings cropped or removed carefully.
- Sheets come off whole wherever possible — never broken up or dropped to the ground.
- Each sheet is lowered, stacked and double-wrapped in heavy-gauge polythene.
- Gutters are cleared of decades of washed-in asbestos debris.
- The ground below is picked clean of fragments and visually inspected.
- All waste travels under consignment notes to an EA-permitted facility.
A word on fragile roofs: asbestos cement sheets will not bear a person's weight, and falls through fragile roofs remain one of the biggest killers in UK construction. Professional crews work from crawler boards, towers, MEWPs or netted scaffold — never off the sheets themselves. This is not a DIY job at any scale, and it's also why "two lads and a transit" quotes should worry you.
What About the Building Underneath?
Decades of weathering wash asbestos fibres and cement fragments into gutters, onto the ground below the eaves, and sometimes into the building through gaps. A thorough job includes checking and clearing rainwater goods, removing visible debris, and advising honestly on any ground contamination — usually minor and manageable, occasionally worth remediating during landscaping.

Choosing a Qualified Asbestos Removal Contractor
Roof work adds working-at-height risk to asbestos risk, so contractor verification matters twice over here. For licensable work, only an HSE-licensed contractor can legally carry out the removal — and for non-licensed work, you should still expect evidence of asbestos training, insurance that actually covers asbestos, and a registered waste carrier arrangement.

Frequently Asked Questions
Can asbestos roof sheets go in a skip?
Not a standard skip. Asbestos is hazardous waste and must be double-wrapped, transported by a registered carrier and disposed of at a licensed facility. We handle all disposal and paperwork as part of the job, and you keep the consignment notes.
Do I need to notify the HSE?
Most asbestos cement roof work doesn't require notification, but duty-to-manage rules apply to non-domestic buildings under CAR 2012, and where sheets are in very poor condition the work can become notifiable. We assess and handle classification for you.
Is a mossy, weathered roof more dangerous?
Weathering gradually erodes the cement matrix and can release fibres; moss accelerates surface breakdown and holds moisture against the sheet. Old, brittle roofs are strong candidates for planned removal rather than waiting for storm damage to force an emergency job at a worse price.
Can you replace the roof as well as remove it?
