Where Asbestos Can Hide on a Construction Site

Asbestos often only appears when fabric is disturbed. Pre-2000 buildings can contain ACMs in locations that aren't immediately obvious — making an R&D survey essential before any works begin.

Sprayed coatings on steelwork — fire protection applied to structural beams and columns

Floor screeds & bitumen adhesives — beneath floor finishes and vinyl tiles

Lift shaft linings — AIB panels used for fire protection in lift enclosures

Boiler house pipe lagging — thermal insulation on heating and steam systems

Cement roof sheets — corrugated and flat roof panels on outbuildings and extensions

Mastic sealants & gaskets — around windows, doors and expansion joints

Partition and ceiling boards (AIB) — common in offices, schools and commercial buildings 1950–1985

Why Choose AIB Solutions

A Contractor That Works to Your Programme

Construction and demolition projects run to tight timescales. When asbestos is involved — whether planned or discovered unexpectedly — you need a contractor who responds fast, plans carefully, and delivers without disruption.

AIB Solutions has been supporting principal contractors, developers and demolition companies since 2005. We understand CDM responsibilities, work to your RAMS requirements, and our project managers can liaise directly with your H&S team at every stage.

HSE Asbestos Licence — CAR 2012

Licensed for all notifiable ACM types. Renewed every 3 years following HSE assessment.

EA Registered Waste Carrier

Consignment notes on every job. Cradle-to-grave waste documentation every time.

ARCA Member — Gold Training Award 2024/25

Industry-recognised training standards. Our supervisors and operatives are comprehensively qualified.

48-Hour Mobilisation

Once RAMS are approved and the 14-day HSE notification period is complete for licensed work, we can typically mobilise within 48 hours. We understand urgency on construction sites.

Nights & Weekends Available

We work around your programme. Out-of-hours and weekend working is available — our primary aim is to keep your project on track and avoid unnecessary delays.

Adjacent Trades Protected

We carefully plan each project to ensure other trades are segregated from our work areas. For licensed work we erect sealed enclosures under negative pressure — stopping the spread of airborne fibres completely.

Complete Documentation Package

Method Statement and Risk Assessment before works. On completion: site records, air test certificates, four-stage clearance certificate and waste consignment notes — everything your H&S file requires.

Unexpected Finds Managed

If asbestos is uncovered unexpectedly during works, we stop, isolate the area, take samples for fast analysis and submit a revised Plan of Work before continuation — minimising delay to your programme.

How We Work

Our Construction Asbestos Removal Process

A structured, fully documented approach on every project — from initial survey through to post-clearance certification and handover to your H&S file.

1

R&D Survey — via Trusted Surveying Partners

Before any refurbishment, soft-strip or demolition work begins on a pre-2000 building, an R&D survey is a legal requirement under CAR 2012 Regulation 7. We arrange this through our trusted, qualified surveying partners — producing a comprehensive asbestos register and clear action plan for your project.

Legal requirement
2

Programme Planning & Fixed Quotation

We review the survey findings, visit site and produce a detailed, fixed quotation with a clear programme. We identify opportunities to phase works around your construction sequence and flag any implications for your overall programme — no surprises later.

3

RAMS, Plan of Work & HSE Notification

A site-specific Method Statement and Risk Assessment is prepared for your approval. For all licensed ACMs, we submit formal notification to the HSE at least 14 days before works commence — as required under CAR 2012 Regulation 9. We manage this on your behalf.

14-day notification managed for you
4

Controlled Removal with Adjacent Trade Protection

Licensed works are carried out under sealed negative-pressure enclosures with continuous air monitoring. All work areas are clearly marked and segregated from adjacent trades. Non-licensed works are managed under appropriate CAR 2012 controls. Operatives and supervisors hold full NVQs plus CSCS, IPAF, PASMA, confined spaces and working at height training.

5

Four-Stage Clearance, Certification & Waste Documentation

On completion we carry out a four-stage clearance procedure. You receive: air test certificates, certificate of reoccupation, site records and Environment Agency consignment notes confirming legal disposal of all waste. Everything your CDM H&S file requires, ready for handover.

Construction Asbestos — Common Questions

Can't find what you need? Our team is happy to advise — free expert guidance on every enquiry, no obligation.

Yes. CAR 2012 clearly states that a Refurbishment and Demolition survey is a mandatory requirement before these types of works begin in any building constructed before 2000. Proceeding without one is a criminal offence. We arrange surveys through our trusted surveying partners.

We can usually mobilise within 48 hours once RAMS are approved. For licensable work, the statutory 14-day HSE notification period must first be complete. We recommend securing your slot 3–4 weeks ahead to allow for planning and documentation preparation on larger projects.

It can, with careful planning. We phase our works to protect strip-out teams — work areas are clearly segregated and, for licensed work, sealed enclosures are erected under negative pressure. We will work with your programme to identify the most efficient sequencing.

Works are stopped, the area isolated, samples taken for analysis and a revised Plan of Work submitted before continuation. We act quickly to minimise programme disruption — fast sample analysis through our trusted UKAS-accredited laboratory means you're not waiting long for results.

Yes. We assess, segregate and remove asbestos-contaminated soils in line with current guidance and provide full waste transfer documentation. Essential for brownfield redevelopment and enabling works on demolition sites.

Prior to works you receive a Method Statement and Risk Assessment. On completion: site records, air test certificates, four-stage clearance certificate confirming the area is safe, and Environment Agency waste consignment notes. Everything your CDM Health & Safety file requires.

Absolutely. Our primary aim is to work around you and keep your project on track. Out-of-hours and weekend working is available — just let us know when you're planning and we'll build it into the programme.

In some cases encapsulation — sealing the asbestos rather than removing it — is a viable and practical option, especially where removal is not practicable within the project constraints. We'll advise you on the most sensible approach for your specific situation.

Sheets are wetted down and carefully removed intact wherever possible, lowered to the ground and placed into a sealed skip ready for licensed disposal. Wetting prevents fibre release during handling and is a standard requirement under CAR 2012 guidance.

Absolutely. We liaise with all parties to ensure you have everything you need at every stage of the project — from pre-qualification documentation through to handover. We're used to working as a sub-contractor within larger principal contractor frameworks.
