Damaged asbestos insulating board had contaminated the church hall and stopped the sale of the building. AIB Solutions cleared, cleaned and sealed it under fully controlled conditions — in one week.
The situation
St Chad's Church in Cannock was in the process of being sold. Partway through, the building was entered without permission and asbestos insulating board (AIB) ceiling tiles in the church hall were damaged.
AIB is one of the higher-risk asbestos materials because it releases fibres easily when broken. With tiles damaged, asbestos-containing debris had spread across the church hall — over the floor and onto the contents stored there. The hall was contaminated, and until it was made safe the sale could not move forward.
Why this matters: a contaminated space can't be occupied, cleared or sold until it has been properly decontaminated and cleared by an independent analyst. For the vendor, every week of delay was a week the property sat unsellable.
What AIB Solutions was asked to do
We were commissioned to make the church hall safe and saleable again. That meant three things: remove every item that had been contaminated, carry out a full environmental clean of the space, and make the damaged ceiling safe so the problem couldn't recur.
How the work was carried out
Site set-up under controlled conditions
The hall was isolated and set up as a controlled work area, with decontamination facilities on site. All work was carried out by our HSE-licensed team in line with the Control of Asbestos Regulations 2012.
Removal of contaminated contents
Everything that had been in contact with the debris was removed and disposed of as asbestos waste — including blinds, chairs, radiators and a range of other items stored in the hall. Nothing contaminated was left behind.
Full environmental clean
With the contents out, the whole hall was environmentally cleaned under controlled conditions — surfaces, fixtures and floors — to remove all remaining asbestos debris and dust.
Sealing the damaged ceiling tiles
The damaged AIB ceiling tiles were sealed to stabilise them and stop any further fibre release, leaving the ceiling in a safe, managed condition.
Clearance and handover
On completion the area was inspected and cleared, and the paperwork handed over — so the vendor had the documentation needed to move the sale forward.
The outcome
From arriving on site to handing the hall back, the entire project was completed in one week. The contamination was fully addressed, the ceiling made safe, and the obstacle that had stopped the sale was removed.
