- Corrugated cement roof sheets — present on the overwhelming majority. Asbestos fibres bound in a cement matrix; lower-risk while intact, hazardous when smashed.
- Cement wall panels or cladding — on some models, particularly flat-sheet clad designs.

What Moves the Price
Access is the biggest variable — a garage at the end of a long rear garden with no vehicle access means every sheet and panel is carried by hand, while one on a driveway loads straight onto the vehicle. The Safe Removal Sequence
Under the Control of Asbestos Regulations 2012, the asbestos comes off first, before any general demolition — this ordering is a legal requirement, not a preference:
- Roof sheets are damped down and removed whole — never smashed for speed — then double-wrapped in heavy-gauge polythene and stacked for licensed disposal.
- Asbestos wall panels, gutters, downpipes and felt follow the same controlled route, each handled to avoid breakage.
- Only once the structure is asbestos-free is the remaining concrete frame unbolted, dismantled and cleared as ordinary construction waste.
- The slab and surrounding ground are checked and picked clean of cement fragments — decades of weathering usually leave broken pieces around the base, in borders and under vegetation.

What Happens to the Concrete Base?
Most customers keep the slab — it's a ready-made base for a new garage, shed, garden room or hardstanding, and reusing it saves real money on whatever comes next. If you want the ground returned to garden, base break-up and removal can be added, but it's standard groundwork rather than asbestos work, so it's priced separately and honestly as such.
One tip if you're planning a garden room: check the base dimensions against your intended building before demolition day — it occasionally makes sense to extend or re-level the slab while the site is clear.

Almost never for a standard domestic garage — demolition of a small detached outbuilding is normally permitted development. Conservation areas can have extra rules; your local authority can confirm in minutes.
How long does it take?
Most single garages are down, cleared and swept in a single day. Doubles and difficult-access jobs occasionally run to two.
Will I get proof of disposal?
Yes — waste consignment notes confirming the asbestos went to a licensed facility. Keep them with your house documents; solicitors increasingly ask for them when you sell.
Can you remove the garage but leave the roof sheets for me to dispose of?
