Old garden sheds, coal bunkers, outhouses and lean-tos are classic homes for asbestos cement — usually in corrugated roof sheets, sometimes in flat wall panels, occasionally in the felt as well. If your shed went up before the mid-1980s and the roof is grey, corrugated and speckled with moss, treat it as suspect.

The good news: shed removal is one of the most affordable asbestos jobs there is, and it's usually done in a morning. The bad news is that it's also the job where cowboy pricing is most common, because the material seems small enough to cut corners on. What Affects the Price?

Volume. Disposal is charged by weight and volume at licensed facilities, so a big shed with asbestos walls costs genuinely more to dispose of than a small roof — it's not padding.

Condition. Sound sheets unscrew and carry whole. Brittle, broken, moss-eaten sheets crumble during handling, take longer to remove safely, and leave fragments in the grass that all need picking. A collapsed shed is a clearance job as much as a removal.

Access. Distance from the vehicle, steps, narrow side gates, and anything else that slows careful carrying adds labour. A shed at the bottom of a 40-metre garden with a locked ginnel is a different morning to one beside the drive.

What a Proper Job Includes

Done correctly under the Control of Asbestos Regulations 2012, even a small shed follows the full discipline:

  1. Sheets damped down and removed whole rather than snapped for convenience.
  2. Fixings dealt with carefully — cropped or unscrewed, not hammered through.
  3. Everything double-wrapped in heavy-gauge polythene and sealed.
  4. The ground beneath and around the shed picked clean of fragments — old sheds shed debris for years, and it hides in grass and borders.
  5. Disposal at an EA-permitted facility, with a waste consignment note issued to you as legal proof.

Already Taken It Down Yourself?

If the sheets are already off and stacked, don't put them in a skip or take them on a tip run — standard skips can't take asbestos, and most household waste sites either refuse it or require pre-booking, strict double-wrapping and quantity limits. Until collection: stack sheets flat rather than leaning, damp them down, cover with polythene if you can, and keep children and pets away. Don't break sheets to make the stack smaller — it's the single most common and most avoidable mistake.

Most people keep the base — a sound concrete slab is a ready-made foundation for the next shed or a garden room, and reusing it saves the groundwork cost. Choosing a Qualified Asbestos Removal Contractor

Can I remove an asbestos shed roof myself?

Householders aren't legally barred from handling asbestos cement on their own property, but we'd advise against it — without the right technique, RPE and a legal disposal route you save little and risk a lot. By the time you've bought correct wrapping, PPE and paid disposal charges, the professional price looks very different.

Is a crumbling shed roof urgent?

Badly weathered, moss-covered and cracking sheets release fibres more readily, and every winter storm does a bit more uncontrolled demolition. It's worth dealing with sooner rather than later — planned removal is always cheaper than clearing up storm damage.

How do I know the roof is actually asbestos?

Age and appearance are strong clues, but confirmation comes from a sample analysed at a UKAS-accredited laboratory — see our testing page. For obvious corrugated cement on a pre-1985 shed, most customers skip testing and treat it as asbestos, which is a legitimate and safe approach.

Do you take the shed contents too?
