A homeowner planning a garage refurbishment found asbestos insulating board in the ceiling. Here's how we took them from first phone call to a cleared, ready-to-refurbish space.
The situation
The homeowner was planning to refurbish their attached garage and utility space. Before any work started, the ceiling panels were identified as asbestos insulating board (AIB) — one of the higher-risk asbestos materials found in UK homes, and one that legally requires an HSE-licensed contractor to remove.
That's exactly the right moment to find it. AIB left alone and in good condition is low risk. AIB that gets drilled, broken or ripped out during a refurbishment is a very different story — and we see the consequences of that more often than we'd like.


Guiding the homeowner through it
Working in someone's home is different from a commercial site. For most homeowners this is the first and only time they'll deal with asbestos removal, and it can feel daunting — the enclosure outside the house, the warning signs, the paperwork.

The works
- HSE notification. Licensed AIB removal must be notified to the HSE at least 14 days before work starts. We handled the notification, plan of work and risk assessment.
- Full enclosure. A sealed enclosure with a three-stage airlock and negative-pressure air management was built across the garage frontage, with the decontamination unit on the drive.
- Controlled removal and disposal. The panels were taken down under controlled conditions, double-bagged and removed as licensed asbestos waste with full consignment paperwork.
- Environmental clean. Joists, walls, fixtures and floor cleaned to remove any residual fibre before clearance.
- Independent analytical monitoring. Air monitoring throughout by an independent UKAS-accredited analyst — not by us.
- Four-stage clearance. Preliminary check, visual inspection, air test and final assessment, then certificate issued and the garage handed back. How four-stage clearance works.

The outcome
The works were completed safely, efficiently and exactly as planned and promised. The homeowner got a cleared, certificated space, a refurbishment that could go ahead without an asbestos problem waiting inside it, and a clear understanding of what had been done and why.

What is asbestos insulating board (AIB)?

Do I need an HSE-licensed contractor to remove AIB?
